Email account
With your email address being the best and easiest way for us to get in touch with you, we will email your e-contract as well as updates and arrival information. We don’t want you to miss out on anything so don’t forget to let us know if you change your email address.
Guarantor
You will need to give us your guarantor’s personal details – someone who is legally obliged to pay the rent if you can’t. Your guarantor will need to:
- be over 18
- be a UK resident (with an address in England, Scotland, Wales or Northern Ireland)
have a regular income, assets or savings (which are sufficient to meet your potential liabilities)
- Remember to get their consent before giving us their details. If you do not have a suitable guarantor, you will need to make payment for your accommodation in full. Please contact the office staff if you need to do this.
Credit/Debit Card
Once you have accepted your offer of accommodation, you will need to pay your £1 advanced rent* to secure the room and also set up a recurring card payment for your payment instalments unless you have paid in full.
*£1 is advance rent and will be deducted from your total rent amount.
Internet
Building wide Wi-Fi and Ethernet broadband service are included in your rent and offers you a reliable and secure internet connection suitable for all your academic and personal needs, including browsing the internet, sending emails, downloading and streaming.
The broadband service is provided by Glide, a leading provider of managed internet services to student accommodation.
The internet package provided with your accommodation includes a super-fast symmetrical 250MBs Ethernet broadband service. A further 10mbs building wide Wi-Fi service is also included.You can connect up to seven devices at the same time.
Features of the Wi-Fi service include: Pervasive coverage for seamless roaming, support for multiple concurrent devices (mobiles, tablets, laptops, game consoles etc.), fast and reliable connection for an uninterrupted service, support for Eduroam and multiple SSIDs and, differentiated services dependent upon user profile.

Checking in
Please contact us in advance to let us know what time you will be arriving at Wardley House. You can email us onwardley@sanctuary-students.com.
When you arrive please come to reception at the front of the building where we’ll be able to hand over your keys to you. Please make sure you bring some photographic ID, either a passport or driving license, so we know who you are. Let us know beforehand if someone else is going to be collecting your keys for you.
Out of Hours
Our office hours on move in day are 10am to 5pm, outside of these hours our security team are available. If you will be arriving out of hours please email us atwardley@sanctuary-students.comto let us know in advance or if you are running late on the day, call us on07734 146 328. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.
Parking and luggage
There aren’t any parking facilities or drop of bays at Wardley House but we do have some luggage trolleys available that you can use to move your belongings. Please use local car parks and collect your keys before you start unloading your car.

Cancellation
If you wish to cancel your agreement:
Up to and including 45 days before the start of your tenancy
You can cancel at any time during this period, but there will be a reasonable administration charge.
During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.
Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.
Within 45 days of your contract start date
We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circ*mstance. Find out more about ourContract Releaseprocess.

How does rent compare to university halls?
Rents are either comparable or cheaper than university halls. Prices vary depending on the accommodation you choose, but you’ll be pleased at the value we offer. Plus, being in the city centre has its own benefits!

What does rent include?
Your rent includes everything but personal expenses, like food and drink. It includes rent, heating, electricity, water, insurance, cleaning of communal areas, CCTV, internet/Wi-Fi and maintenance.
What will I need to bring with me?
Your student accommodation in Liverpool is fully equipped. You’ll need to bring bedding, towels and your personal stuff with you, but everything else is here. If you want to use your own crockery and glassware, bring that too.
Can I live with my friends?
We always try our best to put friends together, but can make no promises. If we have the space available, we’ll make sure you can be with your friends.
Can I stay in Liverpool student halls during the holidays?
Your student accommodation in Liverpool is yours throughout the year, except the summer break. That includes Easter and over Christmas holidays, so you’re free to stay during those times. If you want to stay through the summer as well, contact a member of our team to discuss your needs.
